Client Referral Process

Branch and Call Centre staff at LRG arrange for a client to be referred to Lifetime Legal via the integration with NG. personal data is collected, and additional questions are asked that forms the basis of a risk assessment.

Lifetime Legal contact the client, verify that the data is accurate and correcting any mistakes and run ownership and identity verification steps.

Data is sourced by Lifetime Legal: –

  • Vendors – Experian and/or Equifax to verify identity and Her Majesty’s Land Registry to verify the ownership of the property being sold and the client’s relationship with the property i.e. Owner, Attorney etc.
  • Purchasers – Experian and/or Equifax to verify identity

The benefits of using a LRG preferred panel solicitor and of being “Legally Prepared” (for vendors) and Mover Protection (for purchasers) are explained by Lifetime Legal and a detailed quote for conveyancing is provided.

Current Instruction Process

A fee is paid by the client to Lifetime Legal of £90 for Lifetime Legal Membership and £150 per transaction to arrange for their case to be taken by a solicitor.

Lifetime Legal provide the panel solicitor with full details of the clients and the property being sold and/or purchased.

The panel solicitor then contacts the client and issues a term of business and for a: –

  • Sale requests that TA6, TA7 and TA10 forms are completed and requests a payment of £50 to cover the cost of ID checking, Office Copies, Title Plan and other documents provided by HMLR in relation to the Title of the property being sold.
  • Purchase requests £360 for Searches which will be applied for only when the Vendors solicitor provides a Title Pack and Title plan (typically 30 days later).

New Instruction Process

A fee is paid by the client to Lifetime Legal of £90 for Lifetime Legal Membership and £180 per transaction to arrange for their case to be taken by a solicitor.

Immediately on instruction Lifetime Legal will provide the following additional services before referring a client to a panel solicitor: –

  • Sale – prepare full Title Pack to include Office Copies, Title Plans, assignments, covenants, previous conveyances, and details of any separate Titles that relate to the property being sold.
  • Purchase – collect Search fees from the client and using the Title Pack prepared for the sale apply for Searches (within 2 days) and provide these directly to the panel solicitor
  • Sale/Purchase ID Pack to include separate SmartSearch ID verification certificates for all registered owners and photo ID where obtained.
